*****IMPORTANT NOTICE: Due to the government’s COVID-19 quarantine regulations, we are not able to accept new bookings until either the General Community Quarantine (GCQ) status for San Mateo is lifted, or the current GCQ restrictions on letting rooms to outside guests are amended. For that reason, ‘Instant Book’ has been temporarily turned off – but we have left dates open so that guests are able to message us to enquire about future bookings. When we can accept new bookings, there will still be several restrictions. Firstly, we will only be able to accept guests with their own transport as it is not currently possible to book taxis or Grab cars from Timberland. Secondly, we will only be operating at 50% capacity (i.e. one room) to ensure social distancing for our guests. Therefore, if the Sunset Room is booked, we will immediately block the Garden Room. And if the Garden Room is booked, we will block the Sunset Room. However, families who wish to book both rooms may do so. The Astley Residence at Timberland Heights was designed by one of the Philippines’ leading architects, Francisco Mañosa. It is situated on a ridge with 270-degree views of the whole of Metro Manila and the adjacent Sierra Madre foothills. On clear days the view is as far south as the Tagaytay Highlands, and as far west as Mt Mariveles on the other side of Manila Bay.
The sunsets are spectacular throughout much of the year, and the temperature at Timberland Heights is 2-3 degrees cooler than in the city. A gentle breeze on most days can make it feel even cooler, and a jacket or sweater is often required outside on evenings in December and January.
At night, the lights of the city’s 12 million inhabitants extend as far as the eye can see. We have had many guests stay with us who have described the evening and night-time vistas as “magical”.
Our house is located at about 1,000 ft above sea level, which means we are well above the level of the city’s air pollution (which we can often see extending up to about 600 ft after the morning rush hour). The prevailing winds come from the Sierra Madre ranges behind us, so we have a constant supply of fresh, unpolluted air from the mountains behind us.
Our two guest rooms are furnished to the standard of a four-star hotel with high quality beds and linen, split-system air-conditioning (rarely needed at Timberland), ceiling fan, TV (ABS-CBN TV Plus), hair dryer, a well-stocked bar fridge, free tea and coffee making facilities, a large desk with a comfortable seat, free wi-fi, a large closet with lots of hanging space and drawers and full length mirror sliding doors, a small library of books, and 24-hour intercom to hosts and helpers.
The ensuite bathrooms feature high quality imported Grohe fittings with a proper shower (not plug-in wall type) and Roca basin and WC.
This listing is for the 28 sq m Sunset Room which has a magnificent view over the whole of Metro Manila. It sleeps two on an imported (made in UK) medium-firm Queen-size Slumberland Posture Spring quilted mattress on a Posture Spring divan base to provide maximum sleeping comfort.

Each room has a private terrace with two Adirondack chairs and a traditional rattan hammock from where guests can view the sunsets or relax in the cool evening breezes.
The entrance to each room is from an outside gallery overlooking Metro Manila. The private patios can be accessed from the guest rooms through glass sliding doors, which have full-size insect screens, enabling guests to enjoy fresh air whilst they are in the room.
Smoking is permitted on the outdoor patios (ashtrays provided) but not inside the rooms.
Check-out time is 12 noon but if the room is not booked for the night of the day you leave, you can check-out as late as 3pm for no additional charge. Check-in time is 2pm, but if the room has not been booked the previous night, you may check in any time after 11 am.
Breakfast for two people is included in the room rate. We offer three alternatives – a cooked American breakfast, a Filipino breakfast or a healthy option with fruits, muesli, yoghurt, whole-wheat toast and preserves. All breakfasts are served with juice and freshly brewed coffee or tea. Espresso coffee or Chinese tea are also available on request.
For dinner we recommend Estancia de Lorenzo at the bottom of the hill (there are no restaurants at Timberland) or you can bring your own food and reheat in our microwave. Guests can use our refrigerator in the upstairs kitchen next to the view deck. Alternatively guests can order fast food to be delivered. Shakeys, Jollibee, McDonalds and Greenwich do deliveries to Timberland up until 6pm.
Please note that due to our elevated location and unfenced steep slopes close to the guest rooms, our house is NOT suitable for children under 10 years of age.
We can accommodate one additional person per room on a floor mattress. For an additional adult or teenage child in the room there is a charge of Php700 which includes an additional breakfast (that amount is automatically added by AIrbnb when the booking is made for three guests). Maximum occupancy per room is strictly three.
For guests with their own car, we will provide directions upon booking. From SM City San Mateo it takes about 15 minutes to drive to our place. For guests without a car, Grab is the best option because few taxi drivers know the way to Timberland Heights. There are no other public transport options to Timberland (i.e. no UV Express or jeepneys). Tricycles are not permitted inside Timberland. For guests arriving by Grab, we will take them down (free of charge) to SM San Mateo or Ayala Malls Marikina Heights on the morning of their departure as it is not possible to book Grab from Timberland.
Timberland Heights is a Filinvest Premiere private sub-division with gated residential farm estates and 24-hour security. Travelling time to Timberland is normally around 12-15 mins from San Mateo City Hall or SM City San Mateo, 20-25 mins from Batasang Pambansa (House of Representatives) in Quezon City, 40-45 minutes from TriNoma and SM North, or 50-55 mins from Eastwood City, but when you reach Timberland Heights you will feel like you are a world away from the hustle and bustle of the big city.
