Old Smock Mill is a romantic place for couples. The atmosphere inside is peaceful and relaxing. Everything is designed to unwind you from the moment you walk in. It is surrounded by the lovely Kent countryside where you can ramble and refresh yourselves by perhaps ending the day in one of the great pubs cosy by a log fire in Winter or in Summer in an English garden. Guests have said how hard it is to tear themselves away, it truly is a treasure to find.
The Old Smock Mill is a gorgeous four storey building it has carefully been restored to a very high level. We now have opened the ground floor so if couples wish to come with another couple you have the option. The ground floor area can only be booked with the upper holiday let as they are in close proximity of each other. The ground floor website is Old Smock Mill Garden Hideaway. The Mill has eighteen inch brick walls and a white weather boarded tower which stands out on the landscape. The oak exterior staircase leads up onto the beautiful staging where you enter into the Mill. Massive beams span each floor carrying the original upright shaft giant spur wheel and sack hoist. It is a very unusual romantic and memorable place to stay. Each room has been carefully designed to be in keeping but comfort and modern facilities are well catered for. A welcome basket including the owners chickens organic eggs will be given on arrival. Bedroom: Beautiful French king size bed with crisp white cotton sheets. There is a beautiful old copper basin sink and taps and a unique pulley system for hanging clothes. Large beams hold the iron giant spur wheel a stunning spiral staircase leads to the bathroom. Bathroom: Double ended bath, pedestal basin and toilet. Walk in wet room shower with under floor heating. White fluffy towels and locally made hand wash are supplied as standard. Kitchen: The kitchen is well laid out with washing machine/dryer oven hob fridge/freezer dishwasher toaster kettle and a good range of saucepans frying pans cutlery glass and china. Living Room: Dining area with round table and four chairs. Sitting area comfortable leather sofa and two chairs TV DVD player and WiFi. A gas wood-burning stove is great to sit by in the evenings. Other: The 9' wide staging where a round teak table and four chairs are supplied. A bench on the morning side of the staging and two teak steamer chairs for sunbathing. There is an area under a large old apple tree which can be used in the garden for barbecuing. Cleaning/Towels/Linen: All towels and linen is included. Each week the linen and towels are changed and the mill is cleaned. Amenities/Facilities: Barbecue, Parking, Views onto the owners garden. Dishwasher, Fridge/Freezer, Hob/Stove, Oven, Tumble Dryer, Washing Machine. Central Heating, Internet Access, TV. About the area Accessibility The Windmill is not suitable for wheelchair use. Outside The area around the mill at first floor has a oak staging balcony 2.5 metres wide which encircles the mill. There are quality tables and chairs provided with teak steamers and cushions for relaxing in. A barbecue can be supplied to be used in an area in the garden not on the staging. The owners garden is private. Coast/Beach The local beach is Camber sands with its fantastic sand dunes and wide open sandy beaches. It lies close to the lovely Cinque Port town of Rye. Well worth a day trip! There is also the seaside town of Hastings approximately 30 min. away with its famous fishing huts and Jerwood Gallery. The old town is very charming and full of unusual shops but the beach is mainly pebbles. Golf The local area is rich in golf courses with a varying degree of difficulty. In forest Cranbrook there is a full 18 hole course which is less then five minutes away. In Biddenden there is a par 3 18 hole course called Chart Hills and Dale Hill at Flimwell. How to get there Gatwick is 36 miles away. Heathrow is 54 miles away. Ports of Dover 40 miles and Folkstone 36 miles (for euro tunnel) respectively. A car is essential for getting around as the bus services are intermittent. Taxis can be used but need to be booked. Staplehurst station with a direct line to London in under an hour is 15 mins away. Distances Benenden is around 10 min. walk and is the closest village. Tenterden and Cranbrook are around 10 min. by car, both are interesting places to visit. Cranbrook with it's working Windmill and Tenterden with the steam railway. Bewl water (also is the place of lapland UK) which is great for renting bikes and catching a ferry round the reservoir is about 15mins by car. The famous gardens of Sissinghurst Castle and Great Dixter are 10 min. by car. Further Details Benenden has a village shop and traditional butchers. For bigger shops Tenterden contains a Tesco & Waitrose. In Cranbrook there is a co-op supermarket and Hartley Dyke farm shop which also has a great fish shop at good prices. There are ATM machine and Banks in both Cranbrook & Tenterden. Both Tenterden and Cranbrook have sports halls indoor swimming pools and public tennis courts. Apicius is a Michelin starred restaurant in Cranbrook booking essential. West House at Biddenden is another Michelin starred restaurant. The Bull at Benenden has good pub food and the Woodcock at Iden Green both reasonably priced. Fabios' in Cranbrook is a deli/cafe and has delicous Italian fare and serves the best coffee around. Abban a pillanatban, amikor sétál, otthon érezheti magát az összes extra érintéssel, amelyet Clare hagy magának. A malom egyszerűen lenyűgöző, varázslatos és annyira hangulatos. Clare kivételes házigazda, aki mindent meggondolt, a sétálóutaktól a helyi ajánlásokig! Kiváló helyen fekszik Rye, Hastings és akár Canterbury meglátogatásához!     Our vintage shabby-chic one bedroom Victorian flat, with breathtaking, panoramic sea views across the English Channel, is only minutes from the beach and picturesque Old Town, with its boutiques, art galleries, restaurants, bric-a-brac shops, cafes and bars.     The Flat: An elegant 1 bedroom flat with unobstructed, panoramic sea views across the West Hill Common, the East Hill Nature Reserve and the English Channel. Boasting dark wooden floors throughout, an open marble fire place, high ceilings, tastefully decorated in vintage seaside charm, making it a very attractive and convenient one-bedroom holiday apartment to suit 2 (or 4) people. Bedroom: Has a relaxing and extremely comfortable double bed with plenty of light during the day and black-out curtains at night. The bedroom has two windows, facing the back of the house, which are double glazed, allowing you to have a quiet nights sleep. There are a selection of books and magazines to read on the vast shelves of the bedroom (please leave the books and magazines in the flat, or have a chat with me about borrowing any, if you are too engrossed in a story to leave it behind ;-) A cot bed can be provided for babies/ toddlers, with prior warning. Just outside the bedroom, you will find an iron and ironing board as well as a useful umbrella for those rainy English days, and a sun tent to protect the little ones when it's too hot on the beach. In this same cupboard you can find a laundry hanger, a wooden baby's high chair, a Henry Hoover, mop, broom and a wicker mat for the beach. Living Room: With a gorgeous grey marble fireplace as its centrepiece and TRULY unobstructed breathtaking sea views across the West Hill, East Hill and English Channel. The living room also benefits from a double sofa bed, to cater an additional two people. I have also provided a wicker basket of children's toys, to entertain little ones, should they also be our guests and a backgammon/chess set, plus Trivial Pursuit for "bigger kids". A retro DAB radio - with iPod/iPhone dock - can be found on the "gramophone", to add a bit of ambience to your stay (and charge up your iPhones). There is also a selection of magazines, for your browsing pleasure, in the magazine rack. (Please leave the books and magazines in the flat) *Please note there is NO TELEVISION in the flat... although there is an active TV license so you can enjoy all licensed channels on laptops, iPads and other mobile devices. Kitchen: A tidy and intimate kitchen, with gorgeous reclaimed teak work surfaces, which benefits from a washer/dryer, fridge, double oven, 4 hob gas cooker and all the conveniences of a modern home. You can find a kettle, toaster, hand blender, a wide selection of glasses, mugs, plates and vases as well as a few cook books to inspire you (if you are thinking of eating in). A selection of "Take Away" menus can be found on the rack in the hallway - If you are a fan of Indian food Jali is a favourite of ours. Under the sink you will be able to find any cleaning products you may need during your stay. A fire extinguisher (in case of fire) is located to the left of the kitchen, on the counter. Next to the kettle you will find an "HONESTY JAR", for you to add a contribution if you break or misuse anything. Please be as generous as you feel is right to, so that guests after you can also enjoy these added perks. In the kitchen I have added a folder (grey/blue) with all my favourite places to eat, drink, see and do in Hastings. Bathroom: A light and modern bathroom, with toilet, sink, bathtub and hand held shower. Body soap, shampoo/conditioner can be found here too. In the bathroom you will also find a small first aid kit, in case of bumps and grazes (and in case of Hair Emergencies, a Vidal Sassoon full power hair dryer, a curling wand and BabyBliss travel hair straighteners can be found in the bedroom on top of the red cupboard). Recently, I have ensured that all beauty products (Shampoo, Conditioner, Body Wash, Hand Soap, Washing Up Liquid etc...) provided in my property are Vegan, Organic, Chemical & Sulphate Free. FAITH IN NATURE is the company that ticks all the boxes, and I purchase their products in bulk (which I then use to refill the glass jars in the bathroom and kitchen).     The flat is situated in one of the best, prime spots of Hastings, making it an ideal "home from home" location to enjoy this picturesque town to its full. It is also convenient should you wish to visit historic Battle, picture perfect Rye, the sandy beaches of Camber, quaint Winchelsea or enjoy a show at the De La Warr Pavilion in Bexhill. During certain local festivities - like the Jack in the Green Festival in May and Bonfire Night in October - our flat is in an ideal spot! You will be able to enjoy the parades and firework displays from the comfort of the living room, as the flat has the PERFECT views to sample these festivities without getting lost in the crowds. Hastings Old Town is only a 5 minute walk across the West Hill common, where you will find a wide selection of restaurants, pubs, bars, cafe's, independent shops, the Jerwood Art Gallery, the Electric Palace Cinema (an independent cinema), award winning fish 'n' chip shops, fabulous bric 'a' brac stalls, antiques stores and of course... the beach... with all its attractions. You can easily walk to the main Town Centre (10 minutes), where you can find Priory Meadow Shopping Centre and enjoy a wide selection of shops (including the usual suspects like M&S, H&M, Topshop...), supermarkets, banks, the White Rock Theatre, the Odeon Cinema and Hastings Pier.     You will have the whole annex to yourselves, Separate to hosts living quarters, Clean bedding, towels and toiletries provided. Own Waterfall shower room. Fridge/ toaster/ microwave/ kettle, small cooker.. Please note that there isn't a sink in the main area only the one in the bathroom. I leave a washing up bowl etc so dishes can be washed.     In a rural setting, self contained contemporary barn with stunning views. Close to many famous houses and gardens including Sissinghurst Castle, Great Dixter, Chartwell, Batemans and Charleston also the South Downs. The Spa town of Royal Tunbridge Wells, 7 miles to the north and the West end of London an hour away by train. The local village of Wadhurst is 4 mins by car.There are cafes and pubs and a great butcher. Only 35 mins to Hastings,Rye and Eastbourne and close to Camber Sands.
    The barn is an open plan space all on one level, only the shower room is a separate room for privacy. Its furnished with quirky pieces bought on our travels. We provide a welcome basket with eggs, homemade granola, butter, bread ,jam,yoghurt, tea and coffee, milk and sugar. The barn has everything you need for a self catering holiday, a really well equipped cooks kitchen, good knives, food processor, nutri bullet, hand blender, le crueset pans etc. The bed linen is top quality 500 thread count, or sumptuous French linen, cool in summer. The comfy king size bed sleeps 2. Their are two large sofas to relax on and watch TV or read . The large wood burning stove makes this barn a year round cosy space with the benefit of electric heating also.
    Wadhurst is in an area of Outstanding Natural Beauty and voted winner of The Sunday Times Best Village in the South East 2017. Mayfield, has been voted best village in the UK by The Times 2 We have some amazing pubs with great food close by. Great walking through deer parks and the South Downs and cycling in and around Bedgebury and the local villages. Bewl Water has some fabulous walks around it and there is a Bistro only a stones throw from the waters edge. Bedgebury Pinetum is very popular for walking with its restaurant as a pit stop. We are 35 minutes away from the coast, Rye Harbour and Hastings make great days out. There are two Indian restaurants in Wadhurst and plenty of places for coffee. Lovely interiors/gift shop @ONE in Wadhurst selling my handmade lampshades, rugs and many things you have seen in the barn.

    Modern two bedroomed, separate accommodation with studio kitchen comprising of a combination oven, double hob, fridge and sink. There is also a kettle and toaster, cutlery etc. Youngs garden stable block is on the edge of a charming old village in East Sussex, within striking distance of Bateman's ( home of Rudyard Kipling ) and many other historic sites such as Bodiam castle, Scotney castle, and many more. The village is approximately a 10 minute walk and has 2 pubs and a small supermarket.
    The converted stable block at Youngs Garden offers a relaxed and welcoming environment. We have pet pigs, chickens, geese and ducks hopefully enhancing your rural experience. Please note that if there are 2 guests requiring single occupancy of both bedrooms there is an additional charge on the listed price of £35.00 per night
    Burwash is central to so much that East Sussex has to offer. We are only half an hour from the historic towns of Lewes, Battle and Hastings. The village of Burwash which is a five minute walk or a 1 minute drive has a small supermarket ( Open from 8.00am to 8.00pm) and 2 pubs. Please don't hesitate to ask for any information on things to see and do and additional places to eat in the area.

    The Parlour is a ten minute walk to Robertsbridge, pubs and main line station. It has wonderful south facing views. The Parlour provides level entry access suitable for people with disabilities. Its contemporary design and furnishings offer comfortable clean living. No expense has been spared on this cowshed conversion. My place is good for couples, business travellers, and families (with kids).
    The Parlour The parlour has recently been converted to a high standard, providing level entry access suitable for four people, offering two double bedrooms, one has a super king size bed and wet room suitable people with disabilities and including wheelchair access, the second bedroom has a king size bed with en suite wet room, with under floor heating throughout the building. Luxury towels are supplied and white cotton bed linen, hair dryer and ironing facilities. The Parlour has a fully equipped kitchen with double oven, induction hob, dishwasher, washing machine, microwave, kettle and toaster, all you need to cook a full Christmas dinner. The living area has a wood-burning stove, Internet WIFI with smart TV. There is full under floor heating throughout. There are lovely southerly views and a west-facing patio providing privacy to relax and enjoy a BBQ.
    Robertsbridge is a large rural village in East Sussex within the civil parish of Salehurst & Robertsbridge and located about 12 miles north of Hastings. The 14th and 15th centuries seem to have been particularly prosperous and have left a legacy of many timber framed houses in the village centre. Robertsbridge, owes its existence to the founding of a Cistercian Abbey in the 12th century. Excellent links to London and Hastings with a main line station 10 minutes walk from The Parlour and The Dairy. The Kent and East Sussex railway run steam trains between the near by village of Bodiam to the elegant market town of Tenterden. For the steam train enthusiast Robertsbridge has its one Rother Valley Railway supporting 2/3 mile of railway track. Gray-Nicolls makers of the famous cricket bats manufacture in the centre of our village. We are blessed with many national Trust and English Heritage properties with in 10 to 30 minutes drive including Bodiam Castle, Battle Abby 1066 country, Batemans the home of Rudyard Kipling, Scotney Castle, Herstmonceux Castle and Observatory. Robertsbridge is situated in an area of outstanding natural beauty. It’s a hive for the active with a wealth footpaths without needing a car, including several walks to nearby village pubs and restaurants. Bedgebury Pinetum is open to walkers, cyclist and horse riders. Go-App is also at Bedgebury. Bewl Water supports 13 miles of walking and cycle tract. The ancient town of Rye with its cobble streets and charming inns and tea rooms is under 30 minutes drive, this is a must for any visitor. The vibrant town of Battle which was the site of ‘The Battle of Hastings William The Conquer 1066’ has a wealth of independent shops and certainly worth a stroll along its raised pavements. The Cinque port Town of Hastings famed for its bohemian old Town still has a commercial beech landing fishing fleet. The beautiful South Downs can be accessed from Eastbourne 40 minutes away were you can walk the South Down way.

Bateman’s was the last home of Rudyard Kipling, whose widow left it to the National Trust. This 17th century Jacobean house has a moat and a beautiful romantic garden too. The house is laid out as it would have been in the Kipling family’s day. Bodiam Castle is another National Trust property, also complete with its own moat. This dates back a lot longer, to the 14th century, when it was built by a knight of Edward III. The interior is now a ruin, but the exterior looks just how you’d want a castle to be. Sissinghurst Castle is famous for the garden created by Vita Sackville-West and her husband Harold Nicholson. The couple created a series of separate garden rooms, including the Rose Garden and the White Garden, with its wonderful monochromatic colour scheme. If you’re an art lover, you’ll want to visit Hastings. The town is home to Hastings Contemporary, a vibrant centre of the contemporary arts that’s just a few steps from the beach, while White Rock Theatre hosts everything from rock concerts to panto.     As recommended in The Times, this luxury hobbit house hideaway is nestled In the heart of the Rother Valley a short walk from Bodiam Castle in the midst of a vineyard. Built by local craftsman from local materials it is buried into a bank with exquisite views of the valley. The local steam railway, a host of local pubs and activities such as kayaking at the bottom of the farm, cycling at Bedgebury, visits to Rye and Winchelsea and the beach at Camber and local vineyards await.
    You will be in the heart of. the Oastbrook Vineyard . There is a tennis court which can be used on request. There is a launching deck for kayaks at by the Rother which would require a 4WD in winter. The hobbit house is 75 sqm in total with two ensuite bedroom/bathrooms. There is full kitchen, dining in and out, a hot tub outside under the trees and your own cottage garden.
    We are easily accessed but in the heart of the countryside a short walk along the river from Bodiam Castle. There are a lot of activities nearby such as cycling at Bedgebury woods, Go Ape, kayaking on the river, many local restaurants and pubs and historical towns like Rye, a steam railway and of course wine tasting at our and other local vineyards

    Burwash is a rural village and civil parish in the Rother District of East Sussex, England. Situated fifteen miles (24 km) inland from the South Coast port of Hastings, it is located five miles (8 km) south-west of Hurst Green, on the A265 road, and on the River Dudwell, a tributary of the River Rother. In an area steeped in history, some nine miles (14 km) to the south-east lies Battle Abbey and eight miles (13 km) to the east is Bodiam Castle. Its main claim to fame is that for half of his life Rudyard Kipling lived in the village at Bateman's. Kipling used the house's setting and the wider local area as the setting for many of his stories in Puck of Pook's Hill and the sequel Rewards and Fairies. There is a Kipling room at "The Bear" public house, one of two pubs located along Burwash High Street. Rudyard's son John Kipling, known as Jack, fell during World War I and is named on the village memorial at the end of Bell Alley Lane. He was named after Rudyard's father, the artist John Lockwood Kipling, C.I.E. who provided illustrations for the classic story collection The Jungle Book. A complete collection of Kipling's works, including Just So Stories, Rewards and Fairies, The Man Who Would Be King and Kim, was published as the "Burwash Edition".

    Private cosy traditional log cabin on the lake, surrounded by beautiful countryside. Lovely peaceful get away from it all in an area of natural outstanding beauty, yet just ten minutes drive from Royal Tunbridge Wells, with all the culture, bars, restaurants and shops. The pretty village of Lamberhurst has lots of pubs to offer, with top quality food and local ales. Trains to London are 1 hour from Frant station. Nearby attractions include Scotney Castle, Bewl Water and Bedgebury Pinetum.
    Situated on our working livestock farm, the log cabin has its own entrance on the farm with plenty of parking. There are no shared amenities and you are welcome to come and go as you please. The log cabin is a very quiet peaceful area with just us for nearby neighbours. There is a lovely private screened decking area overlooking the lake for your sole use. The decking is south facing and a real sun trap, sit back, relax and enjoy the views of the lake and watch the hustle and bustle of the wildlife outside. The beautiful woodland surrounding the cabin means that every season is special here and offers an ever changing view, from the vibrant autumnal colours right through to the start of spring, bringing an abundance of bluebells through the woods and summer here definitely has the wow factor. Expect to see lots of wildlife here, including a variety of deer roaming around and we even have a resident kingfisher on the lake. The entrance to the log cabin has a covered canopy so you can still enjoy the outdoors even in poorer weather. There is plenty of seating outside and a BBQ is available to use during the warmer months. There is also plenty of outside lighting, including a motion sensored flood light where you will park. If and when you have had enough of taking in our views outside, enter the warm and cosy interior of our lovely log cabin. The lodge has a fully equipped kitchen, with integrated fridge and small freezer compartment within the fridge. There is an electric hob, microwave, kettle, toaster and Nespresso machine. I will supply tea, coffee etc and milk for your stay. There is a kingsize bed with a firm mattress and a range of drawers and ottoman for storage of your clothes and belongings. A fixed open style hanging rail, complete with hangers is for your use. A large comfortable two seater sofa and two seater dining table and chairs complete the open plan feel to the main part of the lodge. There is a TV with built in DVD player mounted on a full motion TV bracket for your viewing convenience. There is a separate shower room, with large shower tray and heated towel rail. Towels are supplied. There is a separate washroom, comprising a WC and shaver point. The lodge has hot water and heating, including an electric style wood burning stove. Smoking in not permitted in the lodge. The lake is not open to the public and is for our enjoyment and the enjoyment of our guests, fishing for our guests is permitted, please enquire before booking, so I can give you all the information you need about the lake. Very well behaved pets may be considered, please message me with the details.
    Lamberhurst village is a very pretty undulating rural area with a wealth of country pubs, catering for all your needs. There is a convenience shop with post office services and also tea rooms located in the village centre. A mobile fish and chip van visits the village on a Thursday evening. There are plenty of attractions and places to visit in and around the surrounding area including: Scotney Castle, Leeds Castle, The Pantiles, Bewl Water, Bedgebury Pinetum, Lamberhurst Vineyard, Penshurst Place, The Hop Farm, Spa Valley Railway, Assembly Hall Theatre. The nearest costal towns are Rye and Hastings, approx 40 minute drive away. We have all the big name supermarkets, mostly within a ten minute drive.

It used to be an old hop pickers mobile home but has been lovingly restored to a modern, well presented “mini” haven. A fully self-contained cabin with open plan lounge/dining/kitchen area, king size bed in bedroom and a shower room and toilet. Ideal for a couple or two singles as a Z-bed can be provided. Private outside veranda with a fire pit.
    Located in the High Weald area of Kent which is an Area Of Outstanding Beauty, The Cabin at Valley View Farm is set in its own space amongst 16 acres of wood and grazing. Private veranda with a fire-pit and a small garden where you can watch the birdlife including woodpeckers. Catch the odd glimpse of the deer in the woods. All totally isolated. It is a perfect place for couples and singles to come and get away from busy lives and there is so much to do within easy reach there is not room to attempt to list them all here. Alternatively snuggle in and watch some DVD's and have some much needed down time. Some of the attractions are the harbour town of Rye, Royal Tunbridge Wells, Hastings, Battle, Headcorn for the aerodrome and Maidstone. Too many NT and Heritage sites to list but you can easily get to Batemans, Scotney, Bodiam, Leeds and Sissinghurst Castles and Hole Park in Rolvenden which is privately owned and Great Dixter Manor and Gardens just down the road. Bedgebury Pinetum and Hempstead Woods offer fantastic walking opportunities and also cycling is a very popular hobby in the area, you can bring your own or hire one locally. There is the Bodiam Boating Centre a couple of miles away where you can take leisurely craft up to the Castle or hire a kayak and go up and down the river at a more leisurely pace. The East Sussex Vintage Steam Railway is to be found in another Cinque Port town of Tenterden which is only a 15 mins drive. The railway can take you on a 10 mile trip through the countryside and up to Bodiam. If the weather is on side Camber Sands is 30/40 minutes drive offering miles of golden coastline and Winchelsea not too far away. The village of Sandhurst is set amongst acres and acres of vineyards and hop fields. Luckily the end products can be tried and tested at nearly Chapel Down, Biddenden and Hush Heath Vineyards in Staplehurst. You also do not have to go far at all for plenty of great places to eat and drink including cafes, restaurants and old traditional country pubs. If the weather is inclement then nearby Hawkhurst (and Rye) offers a lovely boutique cinema, the Kino, where you can sit in small theatres and enjoy the latest films with a glass of wine and some sweet treats !. A fully self-contained cabin with open plan lounge/dining/kitchen area, king size bed in bedroom and a shower room and toilet. Ideal for a couple or two singles as a Z-bed can be provided. The Cabin is set on one level but it has steps up to it. Lounge area has a large sofa and an electric wood burner, a flat screen TV able to play on-demand Netflix, Amazon Prime (guest own account), catch-up TV with a built-in DVD (some DVDs supplied) and a DAB radio. Dining area with two chairs and a table. Bathroom has a shower, toilet, basin and heated towel rail. Wifi included. Decked veranda with Adirondak chairs where you can sit and have breakfas.t, bird spot and see the odd deer in the woods and the ponies in the fields beyond. There is a fire pit where you can roast marshmallows and sit out under a canopy of star on a clear night. There is also a small garden area with a picnic table. The veranda looks out onto the 8 acre wood. Stunning when the bluebells are out.
    Our neighbourhood is very peaceful but you do not have to go far for a multitude of sites to see and places to eat and drink. Recommendations can be given.

You can see the sea beyond the rooftops, stars & moon on clear nights are unaffected by small number of street lights. Carparking on the road in front of the house. You are welcome to bring your bike it can be locked in shed or greenhouse overnight. The quiet, small town location and immediate access to the beach makes this room ideal for anyone looking for a short or long-term stay or work retreat. You are welcome to use my kitchen and spend time in my garden.

Sited in the garden of our family home, it offers a secluded bolthole away from the hustle and bustle of modern life. It has its own private patio and full access to our acre and a half garden. Without doubt it is the ideal choice for anyone looking for the perfect break in this beautiful corner of East Sussex.
    Edgewood cottage is ideally located within a short drive of the historic towns of Bexhill, Battle and Hastings as well as numerous country parks and walks. It is the ideal launching point to explore the many attractions in the area. The property itself comes fully equipped for a perfect break away: Fully Equipped Kitchen with microwave and the basics – salt, pepper, oil, kitchen roll Comfortable bedroom with king sized double bed and plenty of storage - a highchair and travel cot are available on request Large lounge/diner with two sofas, 4 seat dining table and a wood burner for cosy evening by the fire. In addition there is a smart TV and a selection of books and board games to help pass the evenings by! WiFi connection to our family is available via a router in the cottage, however internet access can be very patchy at times due to our countryside location. 4G connection here in excellent. Weather permitting why not enjoy some al fresco dining on the patio at the rear of the cottage. Access to the property is via the gated drive way to our house with parking immediately in front of the Cottage. Please note...Smoking and vaping is not permitted in the Cottage.
    Edgewood Cottage is perfectly located for visiting many local attractions such as - Battle Abbey, Bodium Castle, Herstmonceux Observatory, Batemans – home of Rudyard Kipling. Just a short drive away are the towns of: Battle – Site of the Battle of Hastings Bexhill – Home to the first British motor race in 1902 and to De La Warr Pavilion - the iconic 1935 art deco building. Hastings – Steeped in history and bohemian. Hastings has something attractions galore: funicular railways, the historic old town, fresh fish from the fishermen’s huts, Smuggler’s caves – to name but a few! Nearby are numerous public foot paths and wonderful country parks including: Combe Valley Way, East Hill Nature Reserve, Hastings Country Park By venturing a little further afield, you will find the cobbled towns of Winchelsea, Rye and the golden sands of Camber....all worth a visit.

    Lantern Cottage Garden Studio is a picturesque detached studio in our garden with its own private entrance. Situated in the High Weald, Broadoak Brede is in an area of outstanding natural beauty, surrounded by stunning woodland and only four miles from the historic Cinque Port town of Rye. Just a short drive away are the spectacular beaches of Camber Sands, Winchelsea Beach and Hastings. Other places of interest nearby are Battle ( the 1066 battle field), Camber castle and the stunning Bodiam castle. The Garden Studio is a good sized room with a double bed, separate seating space, kitchenette ( with fridge, toaster and kettle) and ensuite shower room. It has a Juliette balcony overlooking the garden area and fire pit which guests are able to use. A welcome basket is provided with goodies such as croissants, bread, jam and butter so that guests can enjoy breakfast at their leisure. Parking and entrance Guests have their own private parking space and if we are unable to be in at your arrival time, a key will be left in a key safe. Use of Garden Guests have access to the Garden next to the studio with a table and chairs. There is a lovely rustic fire pit area and if guests would like to use this then wood and marshmallows can be provided. Children The studio has one double bed, however if a child is staying then a camp bed can be provided. Dogs Small, well behaved dogs are welcome. However, please be aware that there is a road in front of the house so please ensure the front gate is securely closed. Please note that this is a no smoking property. Unfortunately, due to steps into the property, this is not suitable for people with mobility problems or wheelchairs.

This is a beautifully renovated Edwardian seaside villa retaining its character and features, the decor is fresh and timeless. The loft is the entire top floor and is accessed by a private staircase leading to a very spacious and comfortable double bedroom with a private lounge. Comfy micro topped quality mattress, feather duvet and pillows for a great night's sleep. The separate cosy lounge has a stained glass panel roof light with a sofa to relax, tea/coffee facilities and a fridge. An extra guest can sleep comfortably on the sofa. I am happy to provide plates and cutlery for light meals/snacks in the room as there is no access to the kitchen. For convenience of a short stay I am able to offer luggage storage after checkout until 5 pm for an extra charge of £5. There is a small lockable box for valuables.     Welcome to our lovely St Leonards home. We are situated just a 3 min walk from Warrior Square mainline train station. You’ll love our home because of the space, the cosiness, the kitchen, the quietness of the house and the comfy beds. We are suitable for couples, solo adventurers, business travellers, professionals and larger groups. We are both artists and musicians.
    The Space The house is very quiet and spacious. High ceilings and 4 floors lend themselves to a super peaceful atmosphere. The house just seems to swallow people without you noticing. The rear of the house looks onto a verdant valley of gardens with a view of the sea to the south. Guest access Garden, terrace, dining room, three bathrooms, living room, terrace, wifi, free parking on the street. Other things to note Other things to note We have two very small cats. They are not allowed into the guest rooms (unless invited) as we like to keep the rooms as fur free as possible for the avoidance of cat allergies. We are musicians so in the daytime some light music practice may be heard. Whilst we provide breakfast and a refrigerator, there are no cooking facilities for guests but we are near many local restaurants.
    Locally Some great restaurants have opened up recently in St Leonards. The Wine Shed on Kings Road is just 4 minutes walk from the house leading on to newly opened vegan restaurant, Nico’s Kitchen. Others to look out for include Pier 9, Half Man Half Burger, St Clements (Michelin star), The Gurkha Chef. All are within a ten minute walk from the house. Along Kings Road, Norman Road and the Grand Promenade, you will find plenty of art galleries, second hand shops, cafes's and tasteful gift shops. In and around Hastings Old Town there are a multitude of pubs, bars and restaurants serving a variety of food and drink with many also providing live music from local and visiting musicians. Hastings and Rother have just been named a Music City due to the plethora of musical acts and venues in and around the area.

    Bright, modern and quiet family home conveniently situated close to all amenities. There are bus stops nearby with regular bus service to both Hastings and St Leonards as well as Bexhill and Eastbourne. Walking distance to railway stations. Parking provided free of charge. We welcome guests from all backgrounds.
    The room has recently been re-decorated. It is very bright, warm and clean with plenty of space and free internet access. The bed is very comfortable and snugly. It's also very quiet in and around the house in the evening and at night, so a peaceful night sleep is guaranteed. We also offer a double bedroom and a bedroom with bunk beds should you be travelling as a couple and/or with children. Please enquire at the time of your reservation. You are very welcome to help yourself to tea, coffee, milk, bread and butter at no extra cost.
    The house is close to a superstore with long opening hours and many other shops and takeaways. It is just five minutes walking distance from the town's main green space - Alexandra Park with lovely walks, cafe, games courts, ponds, play areas and more. Horntye Sports Centre, Summerfields Sports Centre and Falaise fitness centre are all within 15 mins walking distance from the house. Hastings old town is filled with history dating back to the conquest of 1066 battle of Hastings. There are many sites well worth visiting, such as the Castle or the Smugglers Adventure. Hastings also boasts the steepest funicular railway on the East Hill on top of which you can start exploring Hastings Country Park. You will not be disappointed.

    Pigeon Loft is a 16th Century converted barn, ideally located for exploring East Sussex and the Kent borders. With many National Trust properties and historical villages close by, Pigeon Loft is ideal for a short break or relaxing week away.
    Pigeon Loft is a 16th Century converted barn, which still retains many original features such as exposed beams and vaulted ceilings. Attached to our home; Pigeon House, this cottage provides the ideal location for exploring the surrounding areas of East Sussex and the Kent borders. Situated on the Sevenoaks to Hastings road and within a 30 minute drive to many National Trust properties. There are good connections to London from Etchingham train station, there are many lovely farm shops that are walking distance. Eggs & Apples is a favourite, offering a good selection of organic fruits, vegetables and meats as well as local wines. We are also fortunate to have some fantastic pubs and restaurants in the surrounding villages. The living space: Ground floor: Open plan living room with French doors leading to patio and garden, dining room/kitchen with all utilities. Open tread stairs leading to first floor which comprises of 2 double bedrooms. Great views of the garden and Sussex countryside from the back bedroom. Bathroom has a slipper bath, cubicle shower, sink and toilet. There are wooden floors throughout and many exposed beams. Please note that some beams upstairs are low due to period nature of the property. Gas central heating, gas, electricity, bed linen and towels are included. Freeview TV, CD/DVD player available. Gas hob, electric oven, microwave, washing machine, dishwasher, fridge/freezer. Shared use of garden/ terrace and BBQ available. Parking is available for 2 cars.
    What’s in the local area? Ideally situated for many National Trust places such as Bateman’s – home of Rudyard Kipling, Bodium Castle and Scotney Castle. Lewes is a lovely historical town (30min drive) with a castle, Anne of Cleves’ house and a secluded windmill that was owned by the writer Virginia Woolf. For tea shops, art galleries and antiques visit the Cinque Port town of Rye or the ‘Jewel of the Weald’ Tenterden which is also home of the famous Chapel Down vineyard. Bedgebury Park offers activities for families such as extensive bike trails (BMX track) Go-Ape Adventure Park and many beautiful walks. Bewl Water offers cycle tracks, walks and water sports. For beaches head to Camber, Hastings or a little further along Brighton. There are many other places worth a visit such as Royal Tunbridge Wells, Hastings Old town and Battle. We are also happy to recommend places to visit if you have children.

    A separate annex from our main home with its own dedicated access and parking, private kitchen and dining/seating area on the ground floor with everything you would need for a cozy meal. Upstairs to a large bedroom with king sized bed, double sofabed and en-suite bathroom with shower. Outside, there is a private courtyard with rattan table and chairs. The property was built in 2018 and is self contained, but close enough if you need us. Great for couples, solo travellers, families and pets.
    This is brand new holiday rental accommodation with great access to the town of Battle and lots of close by attractions including Battle Abbey, Bodiam Castle, Coastal towns of Hastings and Bexhill and Historical towns like Rye.
    The attractive town of Battle gets it name from the Battle of Hastings, which was fought between Harold the Saxon king and William the Conqueror in 1066. The battle was so significant it changed the course of English history. The town grew up around the Abbey of St Martin which was built by William the Conqueror after the battle. It is said that William vowed that should he win the battle he would build such an abbey. The abbey was built between 1070 and 1094, and the high altar is believed to have been placed on the spot where Harold fell. Today the Abbey ruins and the battlefield are cared for by English Heritage and are well worth a visit. The imposing Abbey gatehouse built circa 1338 can be seen as you look down the length of the High Street. Battle has some notable Georgian buildings along its High Street. The cottages and houses near the Abbey date from around 1700. The parish church of St Mary was built in Norman times and for the most part is 12th century in construction. It offers the visitor rare 14th century wall paintings and a Norman font amongst other things. At the Northern end of the High Street can be found the Almonry which was built in 1090 and now houses the Town Council and the Battle Museum of Local History.

It is the perfect place to enjoy a sunset. The decor is timeless and very comfortable. Feather duvet and pillows, fresh linen are provided. Complimentary teas and coffee are available in the room. Plates and silverware for light snacks in the room are available as there is no kitchen access.     The Stable at Lower Barn Farm is a well thought out, stylishly converted, detached stable which makes for an ideal rural getaway. 65 acres of wooded grounds on the Kent and Sussex borders, complete with an idyllic fishing lake (rods available on request), are just waiting to be explored. There are woodland walks, hiking trails and an abundance of wildlife to be discovered, if you’re lucky you might even spot a kingfisher.
    Surrounded by fields and farmland once owned by the Guinness family, this wonderful property is located close to the village of Bodiam. Situated next door to the owner, the detached former farm building provide a comfortable and welcoming base for a wonderful holiday in Sussex.
    Should you decide to venture out, visit the neighbouring Hawkhurst for a spot of breakfast, lunch or afternoon tea. Cruise on one of the finest rural rivers in England, the River Rother, which has been navigated for hundreds of years, or you can hire canoes, kayaks, or rowing boats if you’d prefer. Flowing through the High Weald, an Area of Outstanding Natural Beauty, it leads to the magnificent, moated, medieval castle at Bodiam. The Kent and East Sussex vintage steam railway chugs through the glorious Rother Valley and also visits Bodiam, having set off from the ‘Jewel in the Weald’, Tenterden. For interesting days out, why not visit Battle Abbey, Bedgebury Pinetum, or Bewl Water? Guests can enjoy wine tasting at local vineyards including Chapel Down and Carr Taylor at Sedlescombe, and Scotney Castle and the magnificent Sissinghurst Castle Garden are an easy drive away. The medieval Cinque Ports town of Rye, with its cobbled streets, is worth a visit along with Royal Tunbridge Wells, located in the other direction. The bedroom has en-suit wet room all with under floor heating. A king sized bed with crisp white linen. Fluffy towels supplied. Beautiful south facing views.
