Town History: Origin: This territory was first chartered in 1763, to a group of settlers from Hampton who in 1748 had petitioned the Masonian Proprietors for part of the ungranted lands in the province. The charter describes the boundaries as "run-ning along the northerly shore of Winnepisseoky Pond, and including a neck and point of land running into the pond." Among them were members of the Moulton family, led by Colonel Jonathan Moulton, who was considered to be one of the richest men in the province at the start of the American Revolution. The town was named in honor of Colonel Moulton. In 1765, territory known as Moultonborough Gore was annexed to the town.

The dog friendly Point is the best family reunion compound in the area. Located on 10 acres of woodland trails. There are 5 large bedrooms, with ample sleeping for larger groups. Spread out, so you won't feel on top of each other. Billiards Cabin and large game room with an antique shuffle board table, foosball, and darts. And, only a short walk (3 minutes to be exact) to a one acre private swimming area, with inner tubes, Stand up paddle board, kayaks and water toys) Read the great reviews!
All beds are brand new and perfect for your large group - our guests always comment on the comfort. The 2-story porch features a grill and seating areas on top, and screened-in area on the bottom. There are plenty of marked hiking trails adjacent to the property. This compound is one the largest in the area, and no home has more to offer. It is very spread out and great for large groups without feeling like you are on top of one another.
Our home is 7 minutes away from Mount Abrams and 20 minutes from Sunday River. It is located on top of a hill overlooking the water. There is no other properties like it in the area. 10 acres of fun!

This space is perfect for a couple or small family, it has it's own entrance on the first floor. The yard is very large, I have a dock and 120 feet of waterfront you are able to use. I provide sheets and towels.
Tremalo Hill is located close to many summer camps in the area. It is a 45 minute drive to Portland, The Old Port, Freeport (L.L. Bean and many outlet stores), North Conway NH, The Maine mountains, and within an hour or so drive to the White Mountains of NH.

This is the lower villa of 2 villa Property. This place has all the amenities you should have to enjoy a vacation on the lake. You have your own privacy in the house and have access to the common areas outside: 50’ dock. Waterfront patio, and outdoor kitchen.
This house was built to entertain families. We are 2 houses down the lake from Church Landing Hotel. Literally a 5 minute walk to the center of town, It is located in the heart of Meredith NH with 76’ of waterfront to explore directly on Lake Winnapesaukee. The original house was built in 1940 and grew to be a welcoming vacation destination for many families. The 50’ waterfront deck has plenty of room to relax and hang out. This villa come with a 50’ aluminum dock on the property. The view of Meredith Bay from anywhere on the docks or the many decks on this property is inviting. Any one who choses to vacation on this property will definitely feel its energy from the happenings in the down town area and the calmness of the mountains and water views. Our vacation house can host an event for business or pleasure, it is a welcoming location. Lower Level Living The Galley style kitchen is comfortable to work around for anyone that likes to cook. We chose Neutral colors and Granite counter Tops. There is a Gourmet 6 Burner Gas Cafe Stove, French Door Refrigerator, Dish washer and Double Stainless-Steel Sink with an open concept living room. The 12-foot island seats plenty. This island is made up with a microwave, trash compactor and custom paper towel holder below counter top. The kitchen is open concept to the living room with a stone floor to ceiling gas fireplace. The sunlight that comes through the wall of windows is warming to your soul. There is a 20’ x 20’ patio just one step off the slider. The outdoor kitchen is complete with 36” grill, fridge and sink. Lounging on this patio is just perfect for early morning risers to enjoy coffee while watching the sunrise, afternoon lunches or just lounging under the sun. Of course, dining alfresco is never better than with a view of the lake like no other. master Bedroom has a king bed and en-suite, Bunk Bedroom has 2 twin over twin hand made rustic bunk beds and there is a full size bathroom with double vanity area! There is also a game room with an air hockey table, foosball table and board games etc! Laundry Room is also on this level. The reason we chose this house is that it is situated directly on the water next to many Hotels in Meredith, just 2 houses from Church Landing Hotel, and just a short walk to any of the casual or fine dining restaurants, shopping experiences, movies, outdoor theatre and many services right in the center of town! Looking for a little adventure there are plenty of events and things to do while visiting the NH Lakes Region! There are several year-round activities including, boating, kayaking, paddle-boarding, swimming, hiking the trails in the nearby mountains, ziplining, touring the castle in the clouds, skiing, snowmobiling, snowshoeing, ice skating. Meredith hosts a pond hockey tournament and the ice fishing derby every year along with car racing on the ice. There are many fairs happening in the center of Meredith thought the year. During the term of this lease Tenant is responsible for the property and action of his/her guests. Leaseholder must be at least 25 years of age. Breach of this lease agreement is grounds for expedited eviction without refund. Moreover, if the premises rented is a condominium or part of an association, TENANT agrees to abide by any and all rules and regulations of said condominium and/or association. 7. CHECK-OUT: At expiration of this lease Tenant agrees to surrender possession of this property peaceably and without delay in as good condition as it was at commencement of this lease (reasonable wear and tear, acts of God and/or other causes over which Tenant has no control excepted). After termination of this lease, Tenant and/or his guests may not re-enter property or occupy premises without prior arrangement with Top Notch Vacation Rentals. Check out time is 10:00 am, unless other arrangements have been made in advance. 14. ALLEGED DEFICIENCIES OR CLAIMS OF MISREPRESENTATIONS: Tenant waives any right to allege deficiency in the premises or to otherwise claim that Top Notch Vacation Rentals and their representatives has misrepresented the property. Tenant agrees to inspect the property upon arrival and report any weaknesses that may result in injury to him or his family or guests. Broken or missing items should be reported to Top Notch Vacation Rentals. Tenant will indemnify Top Notch Vacation Rentals and their representatives, and/or the Owner for any injuries, accident or otherwise, that may be incurred or suffered upon the premises by tenant and guests or anyone associated with tenant for any cause whatsoever during the term of this contract even if caused by gross negligence on the part of the Top Notch Vacation Rentals and their representatives or the owner. Tenant is responsible for any damages to the property resulting from accident or negligence of Tenant or Tenant’s guests during the term of this lease. Personal Property of Tenant in said premises shall be and remain at his sole risk and neither Top Notch Vacation Rentals and their representatives nor Owners shall be liable for any damages to or loss of such personal property arising from any acts of negligence of any other person or leaking of the roof or from bursting, leaking or overflowing of water, sewer, or steam pipes, or from heating or plumbing fixtures, or from the handling of electric wires or fixtures or from any cause whatsoever. Neither shall Top Notch Vacation Rentals and their representatives, and/or the Owner be liable for any injury to the person of the Tenant or other persons in or about the premises. The Tenant expressly agrees to hold Top Notch Vacation Rentals and their representatives, and/or the Owner harmless in all such causes. Top Notch Vacation Rentals and their representatives, and/or the Owner are not responsible for items left behind. Top Notch Vacation Rentals will make every effort to locate items and if found, return them. 15. PROPERTY: A.) Extras: Televisions, VCR's, stereos, telephones, washer, dryer, etc., herein called "Extras", when advertised as available in or when supplied in a leased property are supplied at no extra charge as a convenience for tenant and guests use. In the event of a malfunction or breakdown of "Extras", Top Notch Vacation Rentals and their representatives will have the "Extra" repaired as quickly as practical. Tenant agrees that there will be no refund for malfunction or breakdown of "extras". In the event of malfunction of any other appliance or feature, including air conditioners, Tenant must notify Top Notch Vacation Rentals and their representatives so repair of malfunction can be made. Top Notch Vacation Rentals and their representatives will expedite repair, but no refund of rent will be made. B.) Owners Areas: Locked areas such as Owner's personal storage areas are exempt from this lease and are off limits to the Tenant. Entry into these areas is cause for immediate eviction and Tenant will be responsible for any damages or missing items. C.) Water Quality: Top Notch Vacation Rentals and their representatives, and/or the Owner are not responsible for water quality. Many units in the area use well water and although the water has been tested and is determined to be safe, it is recommended that the Tenant use bottled drinking water if the taste is not to his liking. 16. LEGAL: A.) If, in the Top Notch Vacation Rentals and their representatives sole discretion, the Tenant or Tenant's guest becomes objectionable as a Tenant, the Tenant agrees to remove Tenant and Tenant's guests effects from the premises upon Top Notch Vacation Rentals and their representatives request. Tenant further agrees to be liable to Top Notch Vacation Rentals and their representatives for all damages and/or from Tenant's holding-over (continued occupancy after either eviction or Check-Out) in violation of this lease. This leased property will not be used for any activity that violates local, state, and federal laws. If Tenant shall break or violate any of the within covenants, conditions or agreements, then, and in such events Tenant may be evicted and removed from the property in an expedited eviction proceeding brought by the Top Notch Vacation Rentals and their representatives B.) If during the term of this lease, the building becomes uninhabitable, without fault or negligence on behalf of the Tenant, this lease shall terminate and the Tenant shall pay the portion of the rent until the time of such incident. However, Tenants shall not be entitled to any refund due to unfavorable weather, evacuation or disruption of utility services after occupancy. 17. DISCLOSURES: A.) By their signature as set forth below, tenant expressly authorizes Top Notch Vacation Rentals and their representatives to deposit any and all advanced sums in a bank account. It is understood and agreed that any and all accrued interest upon said amounts shall incur to the benefit of Top Notch Vacation Rentals and their representatives. B.) It is hereby stated that in the event the Top Notch Vacation Rentals and their representatives cannot provide the premises described above in a fit and habitable condition on the date the tenant is to take possession, tenant shall be entitled to a full refund. C.) No representations or warrantees are valid except as provided in this agreement. D.) Refunds due to cancellation are provided and described within this document. 18. BREACH: Tenant agrees to reimburse Top Notch Vacation Rentals and their representatives for all costs and expenses, including reasonable attorney fees, incurred as a result of any breach of this lease by tenant or tenant's guests. 19. WAIVER OF LIABILITY: The Tenant will assume all responsibility for Tenant and Tenant's guests for the risk of using the property and agrees to waive any claim whatsoever against Top Notch Vacation Rentals and their representatives, and/or the Owner for accidents or claims arising from use of the property. The Tenant also understands and agrees that he is responsible and liable and will pay Top Notch Vacation Rentals and their representatives upon request for any damages that occur to the property and its support equipment through his or his guests accident, misuse and/or negligence. 20. VALIDITY: If a court of competent jurisdiction shall find any portion of this lease invalid, such decision shall have no effect on the remainder of this lease. 21. ENTIRE AGREEMENT; MODIFICATION; SEVERABILITY: This lease contains the entire agreement between the parties and shall not be modified in any manner except by an instrument in writing executed by the parties, and is to be considered a New Hampshire agreement and shall be construed in accordance with the laws of the State of New Hampshire. If any term or provision of this lease or the application thereof to any person or circumstance shall, to any extent, be invalid or unenforceable, the remainder of this lease, or the application of such term or provision to persons or circumstances other than those as to which it is held invalid or unenforceable, shall not be affected thereby and each term and provision of this lease shall be valid and be enforced to the fullest extent permitted by law. The captions used herein are used only as a matter of convenience and are not to be considered as a part of this agreement or to be used in determining the intent of the parties hereto. Tenant agrees that it has read each paragraph in full and does not rely upon such headings for any interpretation of this lease. 22. MISCELLANEOUS: In all references herein to any parties, persons, entities or corporations, the use of any particular gender or the plural or singular number is intended to include the appropriate gender or number as the text may require. All the terms, covenants and conditions herein contained shall bind the respective parties hereto, jointly and severally, and their heirs, executors, administrators, personal or legal representatives, successors and assigns. 23. MATERIAL TERMS: The parties expressly agree that each and every condition imposed by this agreement shall be a material term. We have newly rennovated this property starting in 2016 and finishing in 2018, to be a 3.5 story luxury vacation house and can rent as 2 separate villas. Literally a 5 minute walk to the center of town, It is located in the heart of Meredith NH with 76’ of waterfront to explore directly on Lake Winnapesaukee. The original house was built in 1940 and grew to be a welcoming vacation destination for many families. The upper villa has 4 bedrooms + plus a bunk room and can sleep 14 people in a bed. Each bedroom has its own ensuite. The 50’ waterfront deck has plenty of room to relax and hang out. This villa come with a 50’ aluminum dock on the property. The view of Meredith Bay from anywhere on the docks or the many decks on this property is inviting. Any one who choses to vacation on this property will definitely feel its energy from the happenings in the down town area and the calmness of the mountains and water views. Our vacation house is a well desired and welcoming location. When you rent this villa you have your own private 30x20’ deck and will share the outdoor common spaces, dock, ground level deck, outdoor kitchen. First Floor The main kitchen suited for any one who loves the art of cooking, or needs functionability to serve for a function or event, We have 37 feet of custom cabinets. We chose Calcutta Quartz Counter Tops for its sleek and elegant appearance. There is a Gourmet 6 Burner Gas Stove, Double Ovens, Double Refrigerators, Pantry with double dish washers and 2 Large Stainless-Steel Sinks with an open concept living room. The 10-foot island seats plenty. This island is made up of a 36” sink with Garbage disposal, microwave, trash compactor and custom paper towel holder below counter top. The kitchen is open concept to the living room with a granite floor to ceiling gas fireplace. The sunlight that comes through the windows around the fireplace as well as the 24 feet of Anderson Sliders on the deck is warming to your soul. This 31' x 21' deck is surrounded by cable railing so as not to inhibit your view. Lounging on this deck is just perfect for early morning risers to enjoy coffee while watching the sunrise, afternoon lunches or just lounging under the sun. Of course, dining alfresco is never better than with a view of the lake like no other. The Tower Den on the first floor is off to the side of the main glass double door entrance. It offers tranquil lounging with a floor to ceiling granite gas fireplace. There are two 8’ sliders, offering more natural light, one that leads to the driveway and the other one leads to a deck that will bring you to the outside kitchen/patio area as well as the docks on the water front. Both Fireplaces have refurbished mantels that are 200-year-old barn beams from Maine. Our main entrance displays 200-year-old barn beams customized on site to fit in the soffit and on the walls, to add character to the main entrance. There is first floor bedroom (queen) with a private ¾ Shower in the bathroom. The shower is custom tile with a glass shower door. Second Floor Master Bedroom,(Room8) offers a king bed, slider door that bring you out to a 5’ x 8’ balcony over looking the lake. Master Bathroom has a 4' x 6' steam shower w/ a seat ~ 1 Rain Shower Head and 2 Hand Held Shower Heads on each end of the shower. Access the walk in closet through the bedroom or the bathroom. Bedroom (Room 6 & 7) offers a king size bed, private full size bathroom with shower head plus hand held shower on a bar. Bunk Room (Room 5) offers 3 bunk beds (twin over full), full size bathroom with shower head plus hand held shower on a bar. Spiral stairs in this room leads up to a Tower Room with a view of the mountains and Lake Winnipesaukee. All Bedrooms, Tower Room and Uppper Hallway floors & stairs on this level are Live Sawn White Oak 12” Planks. All Bathrooms are Porcelain Calcutta style tile. Easy access by boat or car to Harrison (6.5 miles) and Naples (8 miles). 45 minutes west of Portland airport. Featuring the simple elegance of hardwood floors throughout, a restored oak and stone fireplace, Shiloh also offers the comfort of beautiful leather seating, marble topped tables, and a Chef's "delightfully" equipped kitchen with slate counter tops including a Kitchen Aid oven/range...with water views. Our oversized, custom made dinning table seats 10 and is perfect for big feast. Ash flooring dominates the entire first floor with radiant heat floors in the open concept living/dining room. Additional warmth is generated by the imported European ceramic wood/coal stove. A custom built wood ceiling adds to the room's ambiance as do the French doors opening onto the deck and screened porch with views of Mount Shaw, the Ossipee Mountains and pristine waters of Lower Beech Pond. This property also features two car garage. Bedroom description: Master bedroom suite features a king size bed, master bath, walk-in closet, and private deck with lake views. Second bedroom also features a king size bed, beautiful oversized custom window. Both these bedrooms are located on the first level along with an additional half bath. The 3rd bedroom is located on the second level, along with a private bathroom. This bedroom in outfitted with two queen size beds. Fourth bedroom is located on the ground level. Sheets are guaranteed to always be fresh and clean. Additionally to the 2 king and 4 queen size beds, the living room couch is a sleeper. Also a queen size. If you would like to use it please let us know so we can provide you with extra sheets. Outdoor feautures: 3 season porch, outdoor deck, grill, two full size tennis courts (5 min walk from the house), private community beach (3 min walk from the house), biking, hiking Water activities: Included with this rental are 2 kayaks, 2 paddle boards, water wheeler, small row boat, numerous floats, life jackets, basketball backboard.
