Our 3-story, 2200 square foot home offers you space & serenity surrounded by towering pine trees. Not to mention high-speed Internet and really strong WiFi, because: life.

WELCOME TO "PINE PEAK," YOUR SPACIOUS MOUNTAIN HOME TUCKED IN TOWERING PINE & CEDAR TREES
- Plenty of easy parking with a private driveway that fits up to 3 cars, plus a bonus parking spot on the street for one more car.
- Main floor has rustic, pine hardwood floors, a vaulted ceiling, and a gorgeous fireplace with a barn wood wall and cathedral windows.
- A game room / office is the perfect set up for work and play your way.
- The large deck off the main floor welcomes you with a propane grill and endless views of the pine and cedar trees that surround the backyard.
- Cook and hang out in an open kitchen, and enjoy all new appliances, including a 5-burner gas stove, stainless steel dishwasher, and large refrigerator and freezer. Plenty of plates, glassware, cookware, and utensils will make this feel like your home away from home.
- And if you're whipping up a really large meal, there's a kitchen in the lower level that offers 4 more burners, and a mini fridge and freezer to store your food.
- Speaking of the lower level, that's practically its own apartment, with one large bedroom, family room and TV, kitchen/bar, bathroom, and private entry.
- 4 bedrooms are on the top level, with a landing that overlooks the living room on the main floor. Plenty of closet space and dressers in each.
- The master bathroom has a spa tub and separate rain shower, as well as walk-in closet.
- A private deck off the master bedroom offers a quiet hideout for your morning coffee, or an evening toast to the wilderness.
- The backyard is fenced with a swing set and slide for the littler little ones.
- TV situation: Every floor has Roku TVs for guests to log into their favorite streaming services; one on lower level, two on main floor, one in master bedroom, and one in another bedroom upstairs.
- WiFi enabled locks with your own 4-digit access code
- Washer / dryer / iron / iron board on main floor

HOUSE RULES
1. No damage is done to the home or its contents
2. No linens or household items are missing
3. No early check-in or late check-out (unless otherwise arranged)
4. No smoking anywhere on premises (indoors, decks/balconies, front porch, backyard – if there are smokers, smoke at the end of our driveway on the street, extinguish your cigarette completely, and throw the butts away in our outdoor trash bins)
5. No pets on the premises
6. The check-out departure list must be completed
7. The maximum amount of guests does not exceed 10 (you cannot have additional guests come over for a visit)
8. The maximum amount of cars does not exceed 4
9. No parties at the house
10. No loud noise outdoors – including music, yelling, and any other noise that disturbs the peace.

Violation of noise, number of guests, pets, and smoking will be grounds for immediate eviction with no refund. We have cameras outside, and the neighbors will contact us immediately.

PAYMENT TERMS
A. First payment of 100% is due upon booking your reservation on AIRBNB.
B. Cleaning Services Fee $250

IV. CANCELLATIONS
A. Travelers who cancel at least 30 days before check-in will get back 100% of the amount they've paid. If they cancel between 14 and 30 days before check-in, they'll get back 50%. Otherwise, they won't get a refund.

V. DISCLAIMER
A. Tenants understand that the owners of the property are NOT responsible for any injury caused by slipping on snow or ice or for any personal injury or loss or damage to tenants’ persons or property or their guests. Tenants assume the risk to their persons and property caused directly or indirectly from inclement weather conditions and acts of nature and any unforeseeable circumstances.
B. Our road, driveway, and path to the door will be periodically plowed; however, guests are responsible for snow removal as necessary. Snow shovels are provided on the porch of the house to remove snow as needed. Under no circumstances will tenants or their guests hold owners responsible for any damages or claims of any kind resulting from their stay.
C. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
D. When you arrive, the home will be clean and set up with towels and linens. As a courtesy, we have included the following items to accommodate the appropriate amount of guests: bath towels, washcloths, paper towels, dishwasher soap, dish soap, hand soap, and toilet papers.
E. The kitchen is well supplied with cooking essentials.
F. There is a video game console with controllers and games. There are several board games in the game room shelves. Games that are supplied for our guests may have small pieces or parts and are not suitable for young children, i.e., toddlers and infants who may put things in their mouths.
G. Do not allow young children to play unsupervised with games.
H. Do not allow young children to be unsupervised on decks, the backyard, or the front yard.

VI. FIREPLACE
A. Please ensure that the fire curtain is closed at all times during an active fire. Embers tend to pop out and will burn the sofa and create a fire danger.
B. The fireplace flu is labeled and can be opened or closed with a slider (slider is marked with an O for Open, and a C for Closed). The slider should always be in the open position whenever you have an active fire in the fireplace.

VII. KEY
A. There is a smart digital lock on the front door. Your access code to the lock will be given to you before your arrival. This code is programmed personally for you and your stay period. If you stay past your check out time, your code will time out.

VIII. NO PETS
A. No Pets are allowed in the house or on its premises. Guests who bring a pet will forfeit their security deposit, be evicted from the property, and be required to pay additional fees for any expenses needed to clean the house thoroughly.

IX. NO SMOKING
A. There is absolutely no smoking in the house or on its premises. Please be extremely careful if smoking outdoors due to high fire conditions in the Lake Arrowhead area. If you do smoke in Lake Arrowhead, please dispose of your butts properly. If cigarette butts have to be picked up outside on the premises, $100 per butt will be charged. Any violation of the smoking policy will incur a fine plus if additional cleaning is necessary to remove smoke odors from the house, window coverings, and linens, additional costs will be subtracted from your deposit and additional money paid by the renter to the homeowner to cover these expenses.

X. EXCESSIVE NOISE/DRUG USE
A. There will be no loud or large parties in the house or on the premises. All occupants agree that any drug use on the property or any disturbance that would endanger or inconvenience the neighbors, or use the premises for any immoral or unlawful purposes, or violate any law or ordinance, or commit any nuisance on or about the premises will immediately terminate the rental agreement. We WILL be informed of disturbing activity from our neighbors. There is also a security camera located at the outdoor front entrance area, as well as the outdoor backyard entrance, so that the house can be checked on at all times.

XI. Check-in time is no earlier than 4 p.m. (unless other arrangements have been made)
A. There is approximately a 5-hour window to completely clean, disinfect, and set up for the next guests. Please respect this work schedule. Your personalized access code will not be activated until your check-in time and will time out at your check-out time. Please check with the owner regarding any change to these times.
XII. Check-out time is no later than 11 a.m., (unless other arrangements have been made)
A. We must be able to enter the home at 11:00 am to clean for the next guests. If you do not vacate the premises on time, you will be charged $100/hr or one additional night’s stay.

XIII. LOST ITEMS:
A. Owners will not be liable or responsible for personal items left behind, lost, or stolen. If you leave an item after checking out and wish to have it returned, call us as soon as possible and we will arrange for shipment. We will inform you of the shipping cost and, with your approval, deduct it from your deposit refund to cover the expense.

XIV. INDEMNIFICATION:
A. Guest agrees to indemnify and hold homeowners harmless from any liability for personal injury or property damage sustained by Guests or parties invited onto the property by Guest.

XV. ADDITIONAL TERM
A. You must be 25-years-of-age or older to rent this home and provide proof of age if requested. Someone minimum of 25-years-of-age must be staying at the home during the rental period.
B. Renter agrees to repay the homeowner any additional amount for damage, loss, cleaning, etc. over and above the security deposit upon five days are written notice to Renter in person or by mail.
C. The home has a maximum occupancy of ten guests. Renters who exceed the occupancy limit and falsify occupancy information at the time of reservation are subject to eviction and forfeiture of all rental monies.
D. Absolutely NO smoking and NO pets allowed. This will also result in forfeiture of your deposit.
E. Failure to complete the Check out Departure list will affect your refundable deposit.
F. Illegal substances are strictly prohibited and grounds for immediate eviction and forfeiture of your deposit.
G. Any exceptions to the rules and regulations, as written here, must be approved in writing in advance.
H. Homeowner shall not be liable to Renter or any other person for or on account of any injury or damage of any kind whatsoever to persons or property occasioned in or about the premises or anywhere else.
I. The homeowner does not insure the renter’s personal property.
J. Occupancy of RV campers and tents on the premises is not allowed
K. Rates, terms, and conditions are subject to change without notice.
L. This Agreement may not be assigned or the property sublet, and is for the Tenant’s use only.

XVI. GUEST CODE OF CONDUCT
A. You are a guest of Lake Arrowhead, Twin Peaks area, and staying in a residential area. You are expected to respect the neighborhood and those around you.
B. RESPECT NEIGHBORHOOD TRANQUILITY. Disturbing the peace is an ordinance violation. Please keep noises to a minimum, including children playing loudly, barbecuing, and any other loud activities at all times of the day. Please move inside promptly at 9pm.
C. ABIDE BY OCCUPANCY LIMITS. Our property is licensed to accommodate a maximum amount of 10 people - DAY or NIGHT. Overcrowding is dangerous, disrespectful, and illegal. Please do not exceed the designated amount of people.
D. PARK YOUR CARS APPROPRIATELY. The ordinance limits the number of cars to 4 that can park at our property. That is, 3 cars on main driveway, and 1 car on bonus parking spot at street level. Parking more than the posted number of vehicles is considered an ordinance violation and is subject to fines. Please use common sense when parking- Do not block streets or corners. During snow conditions, DO NOT BLOCK SNOWPLOWS. There is a fine for blocking the road during Snow Conditions or the possibility of being towed.
ANY VIOLATION OF THIS CODE OF CONDUCT BY ANYONE IN YOUR PARTY WILL RESULT IN IMMEDIATE EVICTION OF EVERYONE, WITHOUT REFUND OF RENTS AND POSSIBLE ADDITIONAL COUNTY IMPOSED FINES.

XVII. BY RENTING PROPERTY, I AGREE TO ALL TERMS AND CONDITIONS OF THIS AGREEMENT:
Want to mention again, the property has outdoor surveillance cameras at the main entrance front door, and the backyard door at the lower level.

*Bag and seal all indoor trash and take out to the trash cans on driveway
*Close and lock all windows when checking out

*Any additional cleaning besides a “normal” clean will result in extra fees

Just 2.5 miles from Lake Arrowhead (the actual lake itself), Pine Peak is located at the end of a cul-de-sac, with a trail to the forest at the end of the street. This means you have access to sledding and hiking without having to get in your car!
- At the bottom of our street is a gas station, perfect for a quick snack run if you don't feel like driving too far.
- We are close (5 min drive) to great restaurants in the Blue Jay area of Lake Arrowhead, and Jensen's grocery store.
