Allow us to introduce Oak Lodge, a 4-bed detached ‘sunhouse’ with spectacular views over Howells Mere Lake. Set in a nature reserve within 500 acres of Cotswold countryside, it is one of a few enviable south-facing sunhouses on Howells Mere. The balcony on the 1st floor provides elevated views - the perfect spot to sit & take in the natural light that pours into the home. On the large ground floor decking sits a private hot tub, which due to its position seemingly hangs you out over the water!

Oak Lodge offers its occupants a sense of calm and an immediate place to relax, partly due to its contemporary ‘sunhouse’ design – allowing the natural light to beam through the home, thus providing ever changing views from all angles, throughout the day and into the evening.

The ground floor of the property is home to a welcoming entrance area, a family bathroom and 3 of the 4 bedrooms. The first bedroom at the front of the house features two twin beds. Opposite this bedroom is the spacious family bathroom, with both bathtub and shower. Due to the properties smart design, and the fact the other bedrooms each have access to private bathrooms, this means that there is a designated bathroom for each of the four bedrooms – making this property hugely popular amongst multigenerational families and friends.

At the back of the house you will find 2 double bedrooms, both in a modern style with king size beds, double wardrobes, and en-suites. The larger, master bedroom, offers a bath and shower, whilst the second double provides guests with a shower room. Both bedrooms lead out onto the large outdoor terrace and enjoy stunning views of the beautiful Howells Mere Lake. Due to the property’s south-facing aspect, it enjoys sunshine for much of the day and into the evening - an extremely desirable location. This spacious decking area is one of many highlights of the property as it is right on the water (with a safety glass surround) and is the perfect relaxation spot from which to watch both the resident paddleboarders and kayakers, and the resident wildlife. The deck has dining space for 6, a parasol, a large rattan sofa and the hot tub – a real treat!

On the first floor, the open plan lounge and kitchen/dining area is the hub of the house thanks to the vaulted ceiling and triple height windows which frame the picturesque views. The well thought out and modern décor of the lounge - with the centre piece Scandinavian wood effect gas fire - allows for comfortable and stylish living, alongside a curved smart TV, Amazon Alexa smart speaker and super-fast broadband. The open-plan kitchen and dining area are fully equipped, making it the perfect entertainment space for families and/or friends. The balcony overlooking the lake to the rear of the property has a two-seater coffee area and a swinging egg chair, perfect for a sunrise coffee from the provided Nespresso machine. Additionally, the first floor provides the fourth and final bedroom, which has a triple bunkbed with full size double bed and single above.

Finally, at the top of the house, you will find the mezzanine area that overlooks the expansive living and dining areas below. It is up here that you will find the children (of all ages!) playing on coffee table arcade machine – that includes classics such as Pacman and Space Invaders. You will also find a further shower room on this level that is perfect for the guests occupying the triple bunk bedroom below. Please note that the mezzanine area is open to the lounge below.

Oak Lodge is a pet friendly house and welcomes guests with a small/medium sized dog by prior arrangement. There is one parking space available for the house. For those needing multiple parking spaces, there are guest visitor spaces available close to the property or there are two car parks on the estate, the closest just a short 2-minute walk from the house.

Please note that due to insurance restrictions & potential health & safety compliance issues, we had to remove the BBQ's from each property. Therefore, our lodges do not have a BBQ, so please remember to pack your own BBQ, or alternatively purchase a disposable BBQ for alfresco cooking

WATER REEDS NOTES: The actual height of the water reeds will vary dependant on the season & the cycle of the water reed cut back during your stay. This process is governed by strict regulatory restrictions set by the local overseeing environment agency, which the estate is legally bound to comply with. This could very well affect the view of the lake from, the property, which as a result could vary from the video footage & images depicted on this website.

Concept & Life at The Lower Mill Estate:

The aim is to achieve a perfect balance between nature & the built environment. We think they have got it just about right on this utterly unique 500 acre Nature Reserve.

Lower Mill Estate boasts some of the most varied flora, fauna, and wildlife of anywhere in England – with gloriously untouched wildflower meadows, lakeland, woodland and an abundance of birdlife and animals, including deer, otters, beavers, and badgers. Untouched for years and now sensitively managed by the estate, it offers one of the most unspoilt and abundant areas of wildlife, flora & fauna in the country, with two Sites of Special Scientific Interest (SSSI).

There are seven lakes, three rivers (including the Thames) & hundreds of acres of meadow and woodland, criss-crossed with nature trails. Only one-third of the land will ever be developed. The rest will be left to nature.

It is a truly stunning setting for you to explore by foot, bike, kayak or paddle board, all of which are available to hire from The Estate (with life jackets). The numerous walking trails are dotted with picnic spots, tranquil streams and ponds so that you can really make the most of the nature on your doorstep. For those sporting types, the outdoor tennis and MUGA (multi-use games arena) court are available to hire and the children’s playground will provide hours of fun and laughter. Or, for true relaxation, Oak Lodge comes with full access to the spa, indoor and 2 outdoor pools, as well as the fully equipped gym. Slots are available to book through The Estate, for which you will receive a direct link a couple of weeks prior to your holiday start date.

Delicious food will never be far away during a stay at Oak Lodge. As well the many pubs and restaurants in the surrounding area, Lower Mill Estate is home to the wonderful Ballihoo Restaurant which will appeal to all taste buds and dietary requirements with their varied and delicious menu ranging from brunch to wood baked pizzas and fresh salads. Or if you need to stock up on the essentials, the plastic free Ballihoo Market will cater to all your needs.
