Newly remodeled in 2020 ! This single level cottage is on the ocean side of PCH one block from CDM main beach and one block away from amazing restaurants. Experience this seaside home in the flower streets. Everything is new and upgraded. The kitchen has been remodeled with new appliances. The bathroom is clean and white. There is central AC a rarity in the village. No car is needed while you are on vacation. The best place to enjoy Southern California.

A hely
This is the front unit of a triplex. It is a two bedroom, one bath residence with an open airy floor plan & small front porch sitting area. It features beautiful new floors and kitchen appliances as well as remodeled bathroom. New windows and doors have been installed to improve your stay as well as central air conditioning.

Guests will have access to the 2 bedroom apartment as well as access to the shared laundry room . One garage space is available for your use. Please make sure there is room for an additional car because the garage is shared with unit C. Street parking is available. Please read all signs for street sweeping days

The tenant agreement reads as follows:

Triplex Unit A
Tenant Vacation Rental Agreement
You “Tenant” (the undersigned below) have made a payment directly to Airbnb or directly to Markon Semi, LLC to reserve your stay at:
 Corona del Mar, CA 92625 (“Property”) owned by Markon Semi. LLC By making payment to Airbnb or directly to owner, Tenant accepts full responsibility of Property to include their guests brought to the property.

Confirmed Reservations: 
Your reservation is deemed confirmed once payment is made to Airbnb and a signed Tenant Vacation Rental Agreement (“Agreement”) is received.
Your reservation is NOT confirmed until we receive your signature, a photo of your driver’s license (US) or passport (non-US) and names of all
guests. If Tenant does not provide these items, Tenant’s dates may be released to the public and Tenant will forfeit their stay at the Property. A credit card may be required if requested by Owners when booking direct.

Confirmed Guests: 
Your reservation is subject to immediate cancellation or additional charges at a rate of $200.00 per person per night if the Property has more than 5 guests for Unit A The decision will be made at Owners discretion. Additional guests must be approved in writing by Owners. This property is located within a residential neighborhood therefore Tenant and guests must observe common courtesy procedures with regards to noise and conduct on the home, streets, and open areas. Quiet hours are 10pm to 10 am. If Newport Beach Police Department finds you are in violation of the confirmed occupancy there is a fee of $1000.

Cancellation Policy: 
Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in.

Check- in / Check-out Time: 
Check-in is at 3:30 PM and check-out time is at 10:00 AM 
If Tenant(s) checks-out past 10 AM, a $100 dollar charge will incur for the 1st hour and $50.00 per each hour thereafter. Early check-in or late check-out requests require approval by Owners. These request can only be made the day before arrival.

Property Inspection:
Upon check-in to your rental, please inspect the property and contact Property Manager with any concerns

1) The apartment is in close proximity to neighbors as well as to the other units in the building. Quiet hours are from 10pm to 10am. Any report of noise violation will be cause for a forfeit of deposit. 
2) Keep doors and windows secure from intrusions. Do not leave valuable in front or in walkways.
3) Laundry room is a shared space. Owners, Markon Semi is not responsible for any valuables lost or stolen from shared areas.
4) Garage is a shared space Owners, Markon Semi is not responsible for anything lost or stolen from this common area. 

Trash must be placed in the trash bins located on the side of the house. Location: When you walk out of the house it is on the left side of the house. Thursday is trash day. Trash cans need to be placed in the alley behind the house. If you are staying on a Thursday you must take the trash cans to the alley prior to 6:30am for trash to be picked up. Trash must be placed in bins, no trash is permitted to overflow. trash cans to the left hand side of the house after pick up.

1) Turn thermostats AC/ Heater to off - Thank you 
2) Place all dishes in the dishwasher and start cycle;
3) Turn off all lights;
4) Ensure all doors and windows are closed and locked;
5) Take trash out to trash cans.
6) Return furniture to its original position;
7) Log out of your streaming device
Note: beds may be left unmade and sheets and pillowcases left on, towels can be left in laundry basket.

Excessive Cleaning: If the house was left in an excessively dirty condition, Tenant will be billed at the rate of $40.00 per hour for any additional cleaning fee that is needed. This includes sand in the unit.

Parking: There is parking outside the home and along Marguerite Ave or surrounding streets. There is one garage parking spot for Unit A. The garage is shared with Unit C. Please take care when parking in the garage there is room for a second vehicle.

Property Damage and Tenant Liability: 
Renter/Tenant agrees to accept liability for any damages caused to the property (other than normal wear and tear) by Tenant or guests, including but not limited to, misuse of appliances, and/or equipment furnished. If damages of missing items exceed your security deposit you may be liable for charges more than your security deposit. Those charges will be billed against the credit card on file. Tenant agrees to reimburse Owners for costs incurred to repair/replace damaged items. 

Tenant is responsible for: A) No damage is done to the home or its’ contents beyond normal wear and tear; B) No linens or household items are lost or damaged; C) No evidence of pets on the property during your stay; D) No evidence of smoking other than outside areas during your stay; E) The Tenant is not evicted by Owners (or representatives of the Owners) or the local law enforcement, F) along with any other terms and conditions as written in this Agreement.

Hold Harmless: Markon Semi LLC, do not assume any liability for loss, damage or injury to persons or their personal property, nor will Markon Semi  LLC, will accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, pandemics, state of emergency or other reasons beyond control. The undersigned, for himself/herself, his/hers heirs, assignors, executors and administrators, fully release and discharges Markon Semi LLC from any and all claims, demands and causes of action because of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests because of, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from.

Property Unavailability: 
We reserve the right to move your dates on your confirmed reservation, or refund your money if the property becomes uninhabitable for some reason. As this would include any hazard of earthquake, fire or any other disaster, including but not limited to loss of power, flooding, known case of Covid-19 or other contagious disease etc. 

Non- Smoking Property: This is a non-smoking property! If there is any evidence or violation of smoking inside the property, your security deposit will be completely forfeited for Homeaway/VRBO/Airbnb tenants or $1500 will be charged to clients that book direct. You may be responsible for additional expenses for the cleaning of the property if expenses exceed your deposit. Guests are permitted to smoke outdoors. Cigarette butts are to be disposed of properly and not left anywhere on the property.

We love animals but sadly your entire reservation and security deposit will be forfeited if you bring pets onto the property. 

Tenants and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: 
A) Parties exceeding 10 guests of any form (wedding, graduation, sorority, frat, external friends gatherings etc.), are not permitted on Property; 
B) causing damage to the premises rented or to any of the neighboring properties; 
C) any other acts which interfere with neighbors’ right to quiet enjoyment of their property;
D) Occupancy exceeding the sleeping capacity. If there is a party of any kind at the home that include guests that are not on the contract you will be charged $2,000.00. If you do not pay $2,000, you will be liable for $2,000.00, not limited to attorney’s fees, damages, and travel fees made by Owner, along with all other terms stated in this contract. 
E) Noise violation, complaint by neighbor other tenant to owner or law enforcement. 

Fireplace: Has been purposely disabled and can not be used. 

Written Exceptions: Any exceptions to the above-mentioned policies must be approved in writing in advance by Markon Semi LLC, property manager.
