Relax and enjoy your vacation in our condo. This reservation does not include 7% hotel tax (the same is mandatory) which must be paid before arrival to the apartment. Is is necessary to sign a contract with the owner of the apartment which will be sent in your email, along with the regulations of the complex, it is also necessary to send us the name of guest to stay in the apartment.
The apartment has a/c throughout the apartment and is fully furnished.

The contract to be signed indicates the following:

1.PROPERTY RENTED: Landlord leases to Tenant unit No. 905, in the building located at PEÑAMAR OCEAN CLUB #700, St. 987, Sardinera, Fajardo, Puerto Rico, together with furniture and appliances as specified on the Schedule A in the Lease the property leased, including furniture and appliances, if any, is called “the premises”.
2.CHECK-IN TIME IS AFTER 3 P.M. EST AND CHECK-OUT IS 11:00 A.M. EST. NO early check-in or late check-out.
3.This is a NON SMOKING unit.
4.Pet are not permitted in rental units under any conditions.
5.No BBQ are allowed on balconies.
6.We will not rent to vacationing students or singles under 21 years of age unless accompanied by an adult guardian or parents.
7.DAMAGE/RESERVATION DEPOSIT: A damage/reservation deposit of $200 is required except airbnb guest.  This must be received when you sign this “Lease agreement”.  The deposit automatically converts to a security/damage deposit upon arrival.  The deposit is NOT applied toward rent; however, it is fully refundable within (3) days of departure, provided the following provisions are met;
i.No damage is done to unit or its contents, beyond normal wear and tear.
ii.No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
iii.All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned. One load of laundry is stared.
iv.All keys are left on the kitchen table and unit is left locked.
v.All charges accrued during the stay are paid prior to departure.
vi.No linens are lost or damaged.
vii.No early check-in or late check-out.
viii.Parking passes are left inside the unit upon departure.
ix.The renter is not evicted by the owner (or representative of the owner), the local law enforcement, the security company employed by My Complex.

8.PAYMENT: An advance payment equal to 100% of the rental rate is required when your sign this contract (Lease agreement).  The advance payment will be applied toward the room rent.  But remember you need to paid of 7% of hotel tax (is mandatory), this mus be paid 3 days before arrival to the apartment.

9.CANCELLLATIONS MODERATE: Full refund 5 days prior to arrival.
•Cleaning fees are always refunded if the guest did not check in.
•The Airbnb service fee is refundable (up to 3 times per year) if the guest cancels before the trip starts. If a guest books a reservation that overlaps with any part of an existing reservation, we won’t refund the Airbnb service fee if they decide to cancel.
•Accommodation fees (the total nightly rate you're charged) are refundable in certain circumstances as outlined below.
•If there is a complaint from either party, notice must be given to Airbnb within 24 hours of check-in.
•Airbnb will mediate when necessary, and has the final say in all disputes.
•A reservation is officially canceled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
•Cancellation policies may be superseded by the Guest Refund Policy, extenuating circumstances, or cancellations by Airbnb for any other reason permitted under the Terms of Service. Please review these exceptions.
•Applicable taxes will be retained and remitted.
10.MAXIMUM OCCUPANCY: The maximum number of guest per condominium is limited to eight (8) persons. An additional charge or $10.00 per person per night for guests in addition to five (5) will be assessed. THIS PROPERTY REQUIRES A THREE (3) NIGHT MINIMUM STAY.
11.Longer minimum stays may be required during holiday periods. Is a rental is taken for less than three days, the guest will be charged the three-night rate.
12.INCLUSIVE FEES: Rates include a one-time linen-towel setup.
13.NO DAILY MAID SERVICE: While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however is available at an additional rate. We suggest you bring beach towels. We do not permit towels or linens to be taken form the units.
14.RATE CHANGES: Rates subject to change without notice.
15.FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
16.WRITTEN EXCEPTIONS: Any exceptions to the above mentioned policies must be approved in writing in advance.
17.PARKING: The units have assigned the parking number 133 and 134. Failure to park on the assigned spaces display may result in towing of vehicle at renter’s expense. Leave the parking passes inside the unit upon departure.
18.HURRICANE OR STORM POLICY: No refunds will be given unless:
a)The National Weather Service orders mandatory evacuations in a “Tropical Storm/Hurricane Warning” area and/or
b)A “mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning” area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation order in a “Tropical Storm/Hurricane Warning” area, we will refund:
I.Any unused portion of rent from a guest currently registered,
II.Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and
III.Any advance rents collected or deposited for a reservation that is schedule to arrive during the “Hurricane Warning” period. By Signing Below, I agree to all terms and conditions of this agreement.
